Vastu Checklist Before Buying a Flat — 21 Essential Checks

Buying a flat is one of the biggest financial and emotional decisions you will make. Before you sign that agreement, run through these 21 Vastu checks to ensure your new home supports health, wealth, and happiness.

Most flat buyers spend weeks researching location, budget, floor plan, and legal clearances. Yet the one factor that will affect your daily life for years — the Vastu compliance of your flat — is rarely checked. This checklist is designed to change that.

Unlike independent houses, flats come with constraints. You cannot change the building orientation, the main gate direction, or the position of the lift. But you can choose a flat where the internal layout, room placement, and directional alignment are favourable. And where they are not, you can plan remedies before you move in.

1. Main Entrance Direction

The main door should ideally face North, East, or Northeast. South-facing entrances can be compensated with remedies. Avoid Southwest-facing main doors in apartments.

2. Living Room Placement

The living room should be in the North, East, or Northeast portion of the flat. Heavy furniture should be placed in the West or South. Avoid clutter in the Northeast corner.

3. Kitchen Location

The kitchen must be in the Southeast corner of the flat (Agni Kona). If that's not possible, the Northwest is an acceptable alternative. Never place the kitchen in the Northeast.

4. Master Bedroom

The master bedroom should be in the Southwest corner of the flat. This direction promotes stability, strength, and healthy relationships. Avoid master bedrooms in the Northeast.

5. Children's Bedroom

Children's bedrooms work best in the West or Northwest. These directions support growth, creativity, and academic focus. Avoid placing children's rooms in the Southwest.

6. Bathroom & Toilet Placement

Bathrooms should ideally be in the Northwest or West. Toilets should never be in the Northeast, North, or East — these are the most sacred directions in Vastu.

7. Pooja Room

If your flat has a designated pooja room, it must be in the Northeast. This is the Ishaan Kona, the direction of divinity. No other room should occupy this corner.

8. Building Shape

The flat should be rectangular or square. Irregular shapes, L-shaped apartments, or flats with cut corners create energy imbalances.

9. Flat on Which Floor?

Ground floor flats carry earth energy — stable but may feel heavy. Higher floors have more air and space energy. Choose based on your Vastu and personal needs. Avoid flats directly under a terrace or with a beam overhead.

10. Windows & Ventilation

Windows in the North and East bring in the most positive energy. Ensure every room has at least one window. Poor ventilation is a major Vastu defect in modern apartments.

11. Staircase Position

Stairs should be in the West, South, or Southwest. Never in the Northeast or center of the flat. The staircase direction and rotation also matter for energy flow.

12. Center of the Flat (Brahmasthan)

The center of the flat should be open and free of heavy furniture, pillars, or bathrooms. This is the Brahmasthan — the energy core of your home.

13. Overhead Beams

Avoid sleeping, sitting, or working directly under a beam. Beams create pressure energy that can cause stress, headaches, and relationship tension over time.

14. Main Door Direction Within Building

The direction your flat's main door faces within the building corridor matters. An East-facing door within a North-facing building is different from a South-facing door in the same building.

15. Neighbouring Flats & Layout

If your neighbour's kitchen is on the other side of your bedroom wall, the fire energy can disturb sleep. Check the layout of adjacent flats for potential energy conflicts.

16. Storage & Utility Area

The South or West is ideal for storage. Avoid storing heavy items in the Northeast. The utility area (washing machine, water heater) works best in the Northwest.

17. Colour Scheme

Light, soothing colours (white, cream, light yellow, light green) work well for most flats. Dark colours in the South and West are acceptable. Avoid red and black in the Northeast.

18. Building Main Gate Direction

The society or building's main gate direction affects every flat inside. A North or East-facing main gate is ideal. Check this even if your individual flat is well-oriented.

19. Lift Position

The lift should ideally be in the Northwest or West. Lifts in the Northeast create negative energy. If the lift is near your flat's entrance, additional remedies may be needed.

20. Water Source & Storage

Water tanks and water storage should ideally be in the Northeast. Underground water tanks are acceptable in the North or East. Avoid water storage in the South or Southwest.

21. Balcony & Outdoor Space

Balconies in the North or East are excellent. Northeast balconies bring the best energy. Avoid balconies that cut into the Northeast corner of the flat.

Your Vastu Verdict

18-21 passed

Excellent. The flat strongly supports your wellbeing. Minor remedies may still enhance specific areas.

12-17 passed

Good but needs work. Address the failed checks with remedies before or soon after moving in.

6-11 passed

Moderate. Significant Vastu issues exist. Consider whether the price, location, and other factors justify the remedial effort.

0-5 passed

Not recommended. The flat has critical Vastu defects that will likely create long-term problems.
